Answering the BOMA BEST Baseline Practices in Mixed-Occupancy Buildings

Do I need to answer every baseline practice and question in the questionnaire if my building has mixed occupancy? 

The BOMA BEST Sustainable 4.1 program has been updated to recognize both owner/landlord-occupied and tenant-occupied scenarios. However, for buildings with mixed occupancy, not all baseline practices and questions need to be answered. 

How to determine which questions to answer: 

✔ Identify the predominant occupancy scenario – Answer the questions that apply to the scenario covering 75% or more of your building. 
✔ Example: If a building has four identical floors and three of them are occupied by the owner, the building is considered 75% owner-occupied. In this case, the owner/landlord occupied building scenario applies, and any tenant-related questions can be marked as not applicable. 
✔ What if occupancy is evenly split? If your building has an occupancy ratio that does not clearly meet the 75% threshold (e.g., a 50/50 split), reach out to the BOMA BEST team at support@bomabest.org for guidance on which scenario to apply.
