As BOMA 360 is integrated into BOMA BEST, participants may have questions about what is changing, what remains the same, and what the integration will look like for their buildings. The information below explains the integration, how it will be managed, and what current BOMA 360 users can expect moving forward.
Understanding what’s changing and why.
Learn why BOMA is aligning its building performance programs around BOMA BEST, what this means for current BOMA 360 participants, and how the integration supports a broader framework for building performance.
BOMA International is aligning its existing building certification programs around one standard for operational performance: BOMA BEST. BOMA 360 has played an important role in recognizing well-managed buildings, and the goal is to carry the strongest elements of that program forward as part of a broader framework for building performance.
BOMA 360 is being integrated into BOMA BEST as of January 2027. Current BOMA 360 designations continue to be recognized through the end of their existing term, followed by a supported pathway into BOMA BEST.
Building performance now encompasses much more than management practices alone. Owners and managers are increasingly dealing with operational performance, risk, resilience, benchmarking, reporting, sustainability, tenant expectations, and continuous improvement. BOMA BEST provides a broader framework for addressing these areas while giving the industry one clearer BOMA standard for existing buildings.
No. BOMA 360 established an important foundation by recognizing strong building management practices. This change reflects how the needs of owners and managers, and the market itself, have evolved. The intention is to preserve what has worked while providing participants with access to a broader building performance framework.
There is meaningful overlap, particularly around strong building management and operational practices, but BOMA BEST has a broader scope. It addresses areas including operational performance, sustainability, resilience, benchmarking, reporting, risk, and continuous improvement, and includes third-party verification.
BOMA 360 has served its purpose well, but building performance standards, reporting expectations, and market needs have moved forward. Continuing to run two separate certification programs long-term would mean maintaining duplicate systems rather than putting that investment into one stronger program. Integrating now lets BOMA carry the value of BOMA 360 forward instead of letting it fall behind.
What the integration will look like for current BOMA 360 participants.
Understand what happens to current designations, how participation in BOMA BEST will work, and what support will be available throughout the integration process.
Yes. Your current BOMA 360 designation remains valid through the end of its existing term. You will not be required to recertify early or complete additional requirements while your current designation is active.
No immediate recertification is required. As your BOMA 360 designation approaches renewal, BOMA will provide information about how to participate in BOMA BEST, including onboarding resources, guidance, and support.
Rather than renewing through BOMA 360, buildings will be able to participate in BOMA BEST through an integration pathway designed for BOMA 360 participants. This integration is intended to happen progressively as existing BOMA 360 designations reach the end of their terms, rather than requiring everyone to participate at once.
Yes. Relevant BOMA 360 questions will be integrated where they strengthen BOMA BEST. The intention is not simply to move the BOMA 360 questionnaire into BOMA BEST, but to identify specific content that complements the existing standard.
A closure date has not yet been set. Ample notice will be given before the BOMA 360 portal closes.
Buildings, user accounts, and latest certification dates from the BOMA 360 Portal will be uploaded to the BOMA BEST Hub. Certification information including expired and current BOMA 360 applications and uploaded documentation will not be carried over. BOMA will provide more information about saving your information in the BOMA 360 Portal, as well as accessing your information and getting started in the BOMA BEST Hub, at the time of integration. Users will be provided with ample notice and instructions for onboarding.
Yes. The integration can occur progressively across large portfolios rather than requiring every building to participate in BOMA BEST at the same time. BOMA will work directly with portfolio participants to develop practical pathways aligned with their buildings’ renewal schedules.
Yes, there will be incentives available for BOMA 360 users who choose to pursue BOMA BEST. More details to follow.
Understanding certification requirements and program eligibility.
Learn how certification pathways, requirements, and related program eligibility will support BOMA 360 participants as BOMA 360 is integrated into BOMA BEST.
No. Buildings choosing to pursue BOMA BEST will need to participate through the applicable BOMA BEST certification pathway and meet its requirements.
No. BOMA BEST will not become a requirement for TOBY eligibility in the U.S. It will continue to be a requirement at all levels for Canadian TOBY entrants.
Keeping participants informed throughout the integration.
BOMA is committed to providing transparency throughout the integration process by communicating changes in advance and ensuring participants have the information they need to prepare for upcoming changes.
